Kitchens and bathrooms
Layout changes, plumbing and electrical relocation, cabinetry, stone, tile and lighting. We sequence trades so the room is out of service for the shortest time the work allows.
Home/Services
Homes, offices, additions and renovations across Parkland and South Florida, delivered by one licensed general contractor with a single point of accountability.
Ground up residential construction on your lot, built to your architect's drawings or to a design we develop with you. We carry the project from clearing and fill through foundation, block, framing, truss setting, roofing, the impact window and door package, mechanical, electrical and plumbing, stucco, drywall and the complete interior finish.
Because South Florida soil, wind code and flood elevation all shape what is possible on a given lot, we start with a feasibility review rather than a rendering. It is far cheaper to learn about a fill requirement or a setback problem in week one than in month four.
We build and fit out professional offices, medical and dental suites, retail bays, showrooms, small warehouse and flex space, and tenant improvements inside existing buildings. Commercial construction runs on a different rulebook than residential, with accessibility requirements, fire and life safety systems, energy code compliance and a stricter inspection sequence.
The date that matters on a commercial job is almost never the framing date. It is the day you can legally open the doors. We build the permit and inspection calendar backward from your lease commencement or opening date and manage the schedule against it.
Renovation is harder than new construction because you cannot see everything before you start. We plan for that with contingency built into the estimate and a same day rule for reporting anything we uncover.
Layout changes, plumbing and electrical relocation, cabinetry, stone, tile and lighting. We sequence trades so the room is out of service for the shortest time the work allows.
Full interior renovation including flooring, millwork, ceilings, doors, paint and fixtures, with structural and MEP upgrades brought current to code as we go.
Wall removal, beam installation, opening up closed floor plans and reframing where the original layout no longer works. Engineered, permitted and inspected.
Impact window and door replacement, roof to wall strapping, roof replacement and envelope sealing. Often reduces insurance premiums enough to offset a meaningful part of the cost.
Tile, shingle and flat roof replacement, soffit and fascia repair, stucco restoration and waterproofing. The first defense against every other problem a building can develop.
Curbless showers, widened doorways, lever hardware, improved lighting and accessible circulation, integrated so the house still looks like a house.
Sometimes the right answer is more house rather than a different house. We add room and primary suite additions, second story expansions, garage and accessory dwelling conversions, and covered outdoor living space with summer kitchens.
The craft in an addition is in the joint. New structure has to tie into old structure that was built to an older code, and the roofline, stucco texture, floor level and window proportion all have to resolve so the addition reads as original rather than attached. We detail that transition before we price the job.
Two services for owners who are not ready to hand over the whole build, or who already have part of the team assembled.
We coordinate architects and structural engineers, review surveys and zoning constraints, prepare HOA and architectural review board submittals, and file permits with the correct municipality. Most delays that owners blame on construction actually started in this phase, which is why we would rather run it than inherit it.
If you hold your own drawings and prefer to contract trades directly, we act as your representative on site. We level bids so you are comparing identical scopes, build and defend the schedule, track the budget against the draw sequence, run inspections and close out the permit.
Ways to work with us
Every engagement starts with the same free site walk. Where it goes from there is your call.

Common questions
No. The initial site walk and the resulting budget conversation are free. We only charge once work begins, or when a formal design and permit package is commissioned.
Parkland, Coral Springs, Coconut Creek, Boca Raton, Deerfield Beach, Wellington and the surrounding Broward and Palm Beach communities. We keep our jobs close to the Parkland office on purpose so site visits stay frequent.
Yes. Bring whatever exists, whether that is a full stamped set, an old survey or a sketch on graph paper. We will tell you what is missing and what it takes to make the set permittable.
Any change to scope is documented and priced before the work is performed, and it needs your written approval. If we uncover a hidden condition, you get a photo, an explanation and a price the same day.
Building 195 LLC holds an active Florida general contractor license and carries general liability and workers compensation coverage. Certificates are attached to every contract and available on request beforehand.
Often yes, depending on scope. We can phase the work, seal off zones and maintain kitchen and bathroom access. For structural work or a whole house remodel it is usually safer and faster to relocate, and we will say so directly rather than let you find out mid project.
Send us the scope, the drawings or the address. We will walk the site and come back with a real number and a real schedule.
