About Building 195 LLC

A Parkland general contractor that designs, permits and builds homes, offices and commercial space, and stays accountable for all of it from the first shovel to the final signature.

Who we are

A construction company organized around finishing

Building 195 LLC is a licensed general contracting firm based at 787 Blue Sage Way in Parkland, Florida. We build custom single family homes, additions and second stories, professional and medical offices, retail and light commercial space, and full scope renovations for owners across Broward and Palm Beach County.

The firm exists because of a pattern the founders kept seeing from the inside of the industry. A homeowner signs with one company, meets a salesperson who disappears after the deposit, then spends a year chasing a rotating cast of subcontractors while the budget quietly grows and nobody can say when the house will be done. The work usually gets built. The experience is usually miserable.

We built this company to run the other way. Building 195 keeps estimating, project management, permitting and the core field crews under one roof and one license. The person who prices your project is in the same weekly meeting as the person who builds it. When a wall opens up and reveals something nobody expected, you get a photograph, an explanation and a price the same day, not a change order three weeks later with no context attached.

That structure is the entire product. Materials are materials and code is code. What an owner is actually buying from a builder is a promise about time, money and information, and we have organized every part of this company around keeping that promise.

What we actually do

The scope of work, stated plainly

Building 195 is a full service general contractor. That phrase gets used loosely, so here is exactly what falls inside our contract.

01

We build new residential construction

Custom homes on your lot or one we help you evaluate. We handle clearing, fill and compaction, foundation, block and framing, truss setting, roofing, impact window and door packages, mechanical, electrical and plumbing rough in, stucco and drywall, then the full interior finish including cabinetry, tile, millwork and paint. Pools, decks, driveways and landscape can run inside the same contract so you are never coordinating four companies at once.

02

We build and fit out commercial space

Professional offices, medical and dental suites, retail bays, small warehouse and flex space, and tenant improvements in existing buildings. Commercial work brings its own rules, including accessibility compliance, fire and life safety systems, energy code and a stricter inspection sequence. We plan the permit calendar against your lease commencement date so the certificate of occupancy arrives before the rent does.

03

We renovate, expand and harden existing buildings

Kitchen and bathroom renovations, whole house remodels, structural wall removal, room additions, second story expansions, garage conversions and covered outdoor living space. We also do a great deal of hurricane hardening work, which means impact glass, roof to wall strapping, roof replacement and envelope sealing, often with an insurance premium reduction as the practical payoff.

04

We manage design, permitting and the schedule

Before construction there is a quieter phase that decides whether a project succeeds. We coordinate architects and structural engineers, run survey and zoning review, prepare HOA and architectural review board submittals, file permits with the correct municipality, and level subcontractor bids so you are comparing identical scopes. Owners who already hold drawings can hire us for this management layer alone.

How we operate

Four commitments we put in writing

Price it honestly

Our estimates carry line items and named allowances. If we do not know a cost yet, we say so and show you the range rather than burying a guess in a lump sum.

Tell you early

Bad news gets to you the day we learn it. A delayed truss delivery you hear about on Monday is a scheduling problem. The same delay hidden until Friday is a trust problem.

Build it to last

We detail for wind load, water intrusion and salt air before we detail for appearance, because in this climate the first three are what decide how the second one ages.

Come back after

A one year workmanship warranty, a documented response window and a scheduled eleven month walkthrough. We would rather find the issue than have you discover it.

Credentials and coverage

Licensed, insured and local

Building 195 LLC holds an active Florida general contractor license and carries general liability and workers compensation coverage on every job. Certificates are provided with every contract and are available on request before you sign anything.

Our office sits at 787 Blue Sage Way in Parkland, which puts most of our active jobs within a thirty minute drive. That is deliberate. A builder who has to cross two counties to look at a problem will look at it less often.

The team

Who you will actually be working with

Every contract is assigned a project manager and an estimator by name on the day it is signed. You will have both of their direct numbers.

Project managers

They own the schedule, the inspections and the weekly report. One manager runs a small number of jobs at a time so site visits stay frequent and questions get answered in hours rather than days.

Estimators

They price the work and stay attached to it. Because the estimator does not vanish after signing, the numbers get written by someone who will have to answer for them in the field.

Field crews and trade partners

Concrete, framing and finish carpentry are performed by our own crews. Mechanical, electrical, plumbing and roofing come from trade partners we have worked with for more than a decade and who are paid on time, every time.

Come see how we work before you commit

The first site walk costs nothing. Bring your questions, your drawings or a rough sketch, and we will give you a straight answer about what it takes to build it.
